Important Closing Information

Change of Ownership Fees, Refinance Fees

Sunrise Pointe HOA is a Home Owner's Association instituted by West Valley City and Salt Lake County for the purpose of maintaining the street sewer system, sump pumps on Montrone and Brookway Drive, the green area (park) on Montrone and maintaining values for homeowners in the area through compliance to city and HOA ordinances and rules.

Certificate of Good Standing Required:  As such - a Continuance of Lien is recorded at the county requiring any change of ownership or refinance to first procure a "Certificate of Good Standing" from the HOA showing the lot is free and clear of HOA dues or other fines. 

Title companies are responsible for searching out this information on county records.  Lots incur homeowners dues - not individuals. As such a lot that is not current will need to become current by the seller or new homeowner prior to receiving the Certificate.

Currently the following Closing Fees apply to all closings whether refinance, buy/sell or otherwise.

  • HOA Homeowner Association Dues - dues assessed by the HOA to homeowner of lot for the purpose of improving or maintaining the development. Currently $175/yr due by January 1st of each year.
  • HOA Document Fee - fee charged to Buyer and/or Seller , by the HOA for supplying copies of HOA documents, such as Certificate of good Standing, Covenants, Conditions & Restriction, Financials, etc. $150
  • HOA Transfer Fee - fee charged to the Buyer and/or Seller, by the HOA when a property is sold and title is transferred to a new owner. $200
  •    Capital Reserve Fund - $100 is collected at closing from the new homeowner for the HOA Capital Reserve.
